Rental Application

Please review our criteria for approval prior to filling out the application, and please feel free to discuss any concerns you may have in regards to the criteria and/or application process.  

Application Process:

  • Our application fee is $40 per applicant. Your application fee must be received before your application can be processed and can be paid online or in cash at 1500 South Blvd Ste 101-B Charlotte NC 28209.

  • Applicants must be 18 years or older, and must submit last two paystubs (or offer letter), copies of your driver's licenses or other photo ID with your application. These may be emailed to applications@mytownhome.com or delivered to 1500 South Blvd Ste 101-B Charlotte NC 28209. Please note that we cannot process your application without a Social Security Number.  All information is handled confidentially through a secure server.

  • If you submit the Online Application between 8:30 and 3:00 p.m. weekdays, your application will be processed the same day.  Applications received after 3:00 p.m. weekdays, on weekends or holidays, your application will be processed the following business day.

  • Please note that while your application is being processed, the property applied for will remain on the market until:
    1) you are approved
    2) your security deposit has been received in certified funds
    3) you and the property owner have signed the lease documents.

  • We do verify prior rental history.  Approval of your application could be delayed, depending on the timeliness of responses from previous landlords.

Deposit:
Once notified that your application has been approved, you will be asked to meet to sign lease documents and to make payment of your security deposit.  The security deposit MUST BE IN THE FORM OF A CERTIFIED CASHIER'S/BANK CHECK.  DO NOT include rent monies with your security deposit.  All security deposits are to be made payable to "My Townhome" and must reference the rental property address in the memo line.

Rent:
Regardless of your move in date, payment equal to one month's rent will be due no later than the day you pick up keys.  FIRST MONTH'S RENT MUST BE IN THE FORM OF A CERTIFIED CASHIER'S/BANK CHECK.   If your move in date is other than the 1st of the month, your rent will be prorated in the second month.

NOTE:  It is our policy that properties can only be held for a maximum of 30 days with receipt of security deposit and signed lease documents.

APPROVAL CRITERIA
Rental History:

No more than 2 late payments during the last 12 months.

Income:

  • Rent cannot exceed 33% of gross monthly income (before taxes).
  • Rent plus all revolving debt cannot exceed 50% of gross monthly income.

Credit Report:

  • No unpaid repossessions or collections within the last 2 years, for a combined total amount of over $1,000.00.
  • No more than 4 late payments within the last year on credit cards or other loans. (With the exception of student loans and medical charges/collections.)
  • No debt can be owed to any landlord, management company, apartment community, etc.  (With the exception of Foreclosures within the last 12 months.)

Bankruptcy:

  • No late payments or collections for two years from the bankruptcy file date.

Evictions:

  • No evictions in the last 7 years.

Criminal Records:

  • No convictions of any felony within the last 10 years.
  • No more than 1 arrest within the last 7 years.
  • No arrests or convictions for sexual related offences or domestic abuse.

Pet Policy:

  • Our properties are individually owned, and each owner reserves the right to disallow certain pets, however, due to the nature of the breeds, ALL owners DO NOT accept Rottweilers, Pitbulls, Chows, German Shephards, Doberman Pinchers, Presna Canarios, or any mix of these breeds.  For allowable pets, a non-refundable pet fee of $250.00 per pet is required.  Please ask concerning pet requirements on each property, AS PET FEE AND DEPOSIT CAN VARY BY OWNER/LANDLORD.
  • All dogs and cats must wear vaccination tags attached to a collar that is worn at all times.  You must maintain a valid rabies vaccination certificate issued by a licensed veterinarian.  It must include the animal's name, description, age, date, and type of vaccination.  You must renew all pet registrations annually, and provide a copy of the registration to us.
  • Cats and dogs must be neutered/spayed.  Any reptile, fish or pet that is considered a poisonous species is prohibited.  You cannot maintain exotic animals or livestock in the rental home, grounds or community property.  The breeding of privately owned animals is prohibited.
  • Any damage to the leased premises caused by a pet or an aquarium leak must be immediately repaired, cleaned, and/or replaced at your expense (including, but not limited to stained carpets, broken window shades or blinds, and scratched and/or chewed cabinetry).  You must protect all carpeting from odor, infestations and stains by cleaning it annually.  The Landlord reserves the right to inspect the leased property (while providing proper notice) periodically in order to assess any possible damages.
  • Continual reports of excessive animal noise (such as a barking dog or a loud bird) will be grounds for the Landlord's withdrawal of permission, after which you will have to remove the pet(s) from the premises immediately.  Pet owners must ensure the proper disposal of a deceased animal according to state and local regulations.  Burial of the deceased pet on the property grounds is strictly prohibited.  When outdoors, all pets must be on a leash and under the control of a mature and responsible individual.  Pets may not be tethered or left unattended outside at any time.  Pets are barred from any community area such as playgrounds, pools and game courts.
  • You must agree to clean and properly dispose of all pet waste, both inside and outside the rental property on a daily basis.  No excrement is to remain on the grounds.
  • Security deposit are only refunded after the property has been vacated and examined by the management.
  • Service animals are not pets, but provide assistance to disabled residents.  By law, the Landlord must allow service animals for Tenants who have an apparent or verified need for the animal in order to afford a disabled Tenant fair use and enjoyment of the facilities.  Additional deposits and/or pet fees are not required for service animals, but Tenant(s) are responsible for cleaning up after the animal.  Tenant(s) are also responsible for any damage done to the unit, building or grounds, beyond reasonable wear and tear.  Service animals must meet local and state laws for vaccinations.  We require the animal to be housebroken and neutered or spayed.

Co-Signers:

  • We do accept applications from prospective tenants who have no previous rental history, or have negative items on their credit report.  If this is the case, it may be necessary to use a co-signer.  The co-signer must meet the rental criteria perfectly.  They will be screened just as an applicant and must sign the lease documents.  In the event that a co-signer cannot be obtained, My Home Leasing reserves the right to require a double security deposit for leases greater than month-to-month.
